Which is wrong - the auction site or the County?

We're looking at a small house that is being auctioned online.  According to the auction site the property is .22 acres.  However, when I pulled the parcel information from the county website the house is listed as .81 acres...the house plus a big piece of land attached to it.  Who's right?  Is it possible that the auction site is selling a piece of the property?  Is it possible that the county is wrong?  Wouldn't a property have to be divided prior to a sale?  Any insights from the BP world would be appreciated!

    Pull title report And check to confirm what exactly is being auctioned. It could be a second parcel that is vacant land adjacent to the house
