From an investment perspective, I'd get some buy and holds. Start to learn things the "hard way", get a team together, etc. From the perspective of starting your own PM company, start working for one. You'll find out about their processes, how they handle issues, how they find maintenance folks, how they pay employees, do their taxes, etc.
