My first fix and flip
I need help with my subject property, the comps that I'm getting are single-family houses separated from the other houses with fewer bedrooms and square feet but my subject property is attached to the other houses with more bedrooms and more square feet. My question is, does that affect the ARV of my subject property or not? if yes how much?

Hey Gian,
Yes, you want to look at the comps very similar to your subject property. Attached homes are typically less desirable but it all depends on the area too. There is no specific number or percentage that we can give you in terms of how much it affects ARV. It needs to be a full analysis based on comps, PPSF, conditions, market position etc.
