Requesting Flip/Rental Tips
I've been doing a lot of research, reading, and relationship building over the last few months. My goal is to build a rental portfolio. My challenge is a lack of cash to go right into the rental side of things. My wife and I excel at cosmetically making homes more attractive inside and out. I possess a lot of construction skills stopping short of anything involving structure. We believe our best path forward is to flip homes to get the capital to support the rental side of things. I have a private short term cash lender secured at 5% and I'm building relationships with local realtors. The market I'm in currently has an extremely low inventory as I'm sure many markets are. For the first few flips, I'm hoping to do closer to home and safer until we can build experience and confidence. I'm looking for any tips and pointers from any of you who have been in the business a while. Some are telling me to hold for the market to shift but, I'm not convinced we'll see the shift many are anticipating unless we see a flood of foreclosures due to inflation. I'm located in rural NW Ohio between Toledo and Fort Wayne, IN.
