Business district loans

Hello I’m looking to purchase an investment property and have been qualified by a mortgage broker for more than enough to purchase said property. The issue is it is zoned in a B1 business district (NYS) and my broker informed me they cannot finance in such zone. I am looking for a little education on the restrictions a B1 zone has on loans and what loans or banks may be able to help with financing. Thank you.
