Looking for any advice for purchasing a multi family property

I’m starting in investing in real estate and I found a good deal on a multi family property with 6 different units all separated from each other and the price is negotiable and I don’t have the funds or the credit score for getting the loan for the amount of the asking price to purchase but with the cash flow from each unit would pay off the loan in less than a few years even with profitability. Anyone have any help with getting me to closing on this
