First timer! Need advice
Hi, so me and the wife have yet to purchase our first, here in Oahu HAWAII it isn’t the cheapest, but we have a goal to just get one condo. We want to get it as a first time home buyer with the, I think 3% down, but it’ll require for us to live in it for a year, which we don’t mind, but we do want to rent it out as soon as we can. My question is, is this a good idea and would it be something worth doing? Or do prices and interest rates matter? Also if there’s anything we should do or lookout for?

I wouldn't recommend Hawaii. Have you seen how they are restricting short-term rentals? They used to restrict rentals to 30 days, now they are restricting them to 90 days or more. Do you think it's going to get any better? You could buy a condo with the intent of turning it into a rental and the rules could completely change by the time you've met the requirements.
