How about being an agent specialize in land?
I’ve just got my real estate license.
Actually I’m not interested in being a residential RE agent. I think I may not enjoy the life style of showing sfh to clients.
Originally, my plan to get a license was for personal investment needs.
Currently, I’ve got the idea of being an agent specializing in land. Here are my thoughts:
1. Not that time consuming and troublesome compared to residential.
2. My family has a business of wholesaling countertops and cabinets, now starting to be contractor of medium projects (apartments, nursing home…),may want to become builder and developer ourselves in the future. I guess my Family business would be benefit more if I’m a land agent.
3. I have a dream of building/developing beautiful vacation rentals myself.
Though, all of my thoughts are based on 0 experience and a few knowledgeables in this area.
Could anyone please give me some suggestions on that?
Any pros and cons to be a land agent?

I started my RE career selling land in Northern CA. I really enjoyed it and had a knack for it.. its a specialty most resi agents that sell homes are not very versed in land.
this is what helped me through the years to understand what it took to buy subdivide and develop.. it was a decades long process.
But as for the sales side of it.. one thing I think of when i wind down here in a few years is just going to work for one of those large land brokerages that sell big ranches in the west.
I really enjoy the ranch lands I sold and I do have a skill set for it.. I can read maps I can read quad maps I can run the GPS and other things you need to find the dog gone things. LOL
but there is land for development then there is land for ranching and agriculture and then there is land for recreation. I started in recreation . those are the easiest to understand.
Development ground is very due diligence heavy and agriculture same way. But with recreational its more emotional the client either likes the way it looks physically likes the location and can afford it. as an agent your basic skills just need to be figuring out surveys and lot lines.. understanding how water works in water rights or wells and then of course septic systems and or if there is a need to advance power lines. thats it.. plus most rec land sells on owner contract so as an agent i never dealt with appraisers or banks YA very simple once you had a meeting of the minds. Add timber land into the mix and now you really got something.
