Doing Relationship deals

Hello all in real estate world. By name is Trottie McQueen and have been trying to get my first wholesale deal done for quite some time now (5 years) . And ran across someone on facebook that have just completed 2 deals. I asked him for advice in how he came about closing the deals? His response was "Relationships"

I guess my question is, how are all of you getting deals done these days in todays market?
