Anyone With Teardown Experience?

I'm hoping I finally found my first investment property here in the Triangle.  Before seeing the property I figured it needed a lot of work.  After seeing it, the best option would be a teardown.  I've been searching for answers to get a good estimate cost in order to make a proper offer.  I know I would need an asbestos permit and to make sure all utilities are disconnected.  Anyone with information or experience on the process and cost would be highly appreciated.  Thank you.
