Best Market to Flip in 2022

I am a first time investor looking to do my first Flip for 2022. I have around 50K to utilize on the flip but would want to use hard money for most of it. I currently live in Dallas but the market is basically unbearable. Any markets that are still good on ARV?

Looking for projects that still are able to provide a decent amount of cash post flip 100K+
