Advice or Referrals for RE Investor Partner(s) - 50/50 ownership

I've identified a few properties of interest as I work on finding my niche (commercial RE/multifamily RE) and don't have ample resources to acquire the properties at the price points I'm looking at $500k - $5M. I've explored the notion of seller financing or carry and have seen some sellers offer up to 15% in seller financing/carry. I'm looking for a RE Investor Partner(s) to cover the downpayment for agreed-upon deals and am looking for the following terms. 

Downpayment covered by partner 

80% / 20% payback to partner until downpayment and agreed upon return are met (80% FCFs to partner, 20% to me)

50/50 equity and cash flow split after this threshold is met in perpetuity until agreed upon sale.
