Newbie Out-of-State Investing in Richmond, VA Area

Hi all,

I am a newbie investor (still) in NY and I have narrowed down my out-of-state market to Richmond, VA and the surrounding area. I am from VA and still have family in the area so I think I have a little bit of advantage there compared to other areas. I am doing my research now on building a core team and wanted to ask if there anyone had recommendations for newbie friendly agents. I am already using the BiggerPockets search but wanted to see if what others thought.

My immediate goal is to cashflow so I am looking at Petersburg/Hopewell in particular.  Are there any other surrounding areas that I should take a look at?  I am sort of familiar with the area but not intimately familiar.  Any help/suggestions are appreciated.
