How to Run Numbers on New Construction (Not Built Yet)

Newbie investor looking for advice on how to run numbers when it comes to new construction in the South Florida region for long term buy and hold purposes. The biggest issue I have is lack of address and info and while I look at properties in the area, they do not reflect brand new construction. The builders just have general lots. I'm told the builder can provide a list of these lots. What is everyone's thoughts on this matter? What are the pros and cons to purchasing new construction? It seems that prices are a lot lower going this route as this is the second contractor in a different region that reflects this info. Thank you!
