First out of state investment property Oklahoma

Hey BP family. I have been lurking for years and decided to share and hopefully be lucky enough to get some advice . I purchased my first investment property in nyc queens in 2018 legal 2 fam 765000 with a conventional loan. 5000 gross rental. I have been back in the market for a couple of years and after a couple of outbids and and being priced out. I turned my attention to out of state . I am in contract on a property in Oklahoma, Del city from roofstock for 101k cash and has a new tenant on lease for 950. I looked and vacancy rate and comps using Zillow and and web search I didn’t see any concern. I am aware that I need to be weary of the tenant they have on “lease” may not be reliable. But I felt comfortable with rent comps to procede

What closing cost do I have to worry about ?

When buying cash do I need to secure title insurance or worry about liens on the property ?

Property below 3bd one bath . Owner recent did 15k worth of upgrades kitchens electrical and flooring . The square feet listed at 750k is not accurate and the garage was converted to the 3rd bedroom.
