First Investment Guidance

Hello BP Family,

I am currently in the final stages of closing on my Cash Out Refi of my personal residence in order to invest in my first investment property. I have been reading the BP books and listening to the podcasts and I have also been practicing running the numbers of all of my potential properties I will pursue. My conflict at the moment is Im unsure if I want to Flip or begin my rental portfolio. I am interested in both in the long run and I incorporate each process as an exit strategy of the other. I am in the Atlanta Metropolitan area. I do have a contractor who is highly recommended and has past projects that vouch for his team's abilities. I am financing with HM. Im unsure which route I'd like to begin with whether its a Fix & Flip or a Rental Property. 

Please if you have done either or have experience with both in the Atlanta (hot market) area please any and all feedback is greatly appreciated.

Hey @Scot Evans! In addition to what Jonathan said, I believe short-term rentals are very successful in the Atlanta area. STRs generate more cash flow than any other real estate investing strategy, so your highest ROI may be to purchase a property and rent it as an Airbnb. With this strategy you will also see a return much more quickly than a flip. Hope that's helpful!
