Carrying equity from one property to the next.

Starting out with a Heloc for 100k based on my primary residence. If I purchase an investment property for 45k, rehab for 20k.with an ARV of 140k. Then what's the most commonly used method to pay off my Heloc and acquire new financing for the property?
