I have a HVAC dilemma

Hey BP Fam,

I have a little HVAC dilemma. I have a condo in Delaware that I will be renting out in June. I will be moving to Florida where the condo I just purchased down there will need a new HVAC and Water heater as well. 



The problem I am having is that the insurance company will not insure the Florida condo until I at least replace the water heater. I was reading and both condos have the same size units. The water heaters are 40-gallon units. One is gas and one is electric so the price differs on both. The DE condo is all original stuff from 2005. The Florida condo is all original stuff from 2001. So finally the question...

Should I replace at least the water heater in the DE condo seeing that it is 18 plus years old? The reasoning behind it is that I don't want it to fail and cause a water leak while I am out of state. Should I also replace the HVAC as well? The water heater and HVAC would be around 8k for either unit conservatively (2ton units). Or should I just let it ride until it breaks finally?

Also, Should I just replace the HVAC along with the water heater in the Florida condo? My reasoning behind this is that they are all over 20 plus years old and look in pretty bad shape. This all might be me just overthinking everything. Thank you for your help with all of this and I can't thank bigger pockets enough for giving me the ability to ask these questions.
