Motivated seller or no?
I just received a call from an owner who received my info when driving for dollars. The property is a duplex and they own it out right. I discussed their motivation for selling and the couple said it was purchased to get their kids through college and they are now out. This is why I’m concerned…. Several offers have been made that they did not accept because the property manager was interested but yet to finalize. They said offers were ranging from market value price to above price for the area in my opinion…what approach would you use or are they fishing for the best offers?

The property is currently occupied on both sides of duplex…I am looking at the comps in the area and I realized if driving for dollars is why it is a lead….the property appeared distressed so repair also is questionable. This is all new so I appreciate all the feedback…it is helping me identify the importance of listening to the seller.
