Need advice on how/where to start

Hello everyone!

I guess I'll just jump right in. I am new to this, so please bear with me. My real estate goal is to own several large (50+) apartment complexes. I am not sure how to proceed. I have a full time job, but I don't make enough to save up a realistic down payment for any type of bank financing. My credit is...blemished to say the least so there is no way to rely on that. I have been thinking that I should find something that can be financed by the seller.

I have no experience in real estate, so I am planning to look for people in my area that I can learn from. I have heard of a free local gathering for newbies who are interested in real estate, that I will be attending. With all of that said, does anyone have any advice on how to go about learning my particular niche? I wouldn't mind volunteering some time on the weekends and after work during the week to learn what I need to know. I am just not really sure how or where to reach out. With my financial situation and lack of experience in mind I realize how bad I look on paper. Does anyone have any insight or suggestions?
