Resources for New Investor But Not Totally New to Real Estate
I'm fairly new to BiggerPockets, so apologies if this has been answered before or if the answer is simply "Read everything here".
Basically, I want to start out in real estate investing and am looking for recommendations on good foundational resources (particularly books, because I'm old school) that might be tailored to what I think may be a unique situation. Even though this is my first time personally investing, I'm an attorney (not specifically a real estate attorney) but was an officer with an I-buyer before it folded prior to Covid (happy to talk about that if anyone is interested). So I know real estate contract concepts like the back of my hand and have a pretty good understanding of real estate basics. But as I was more on this operational side, I feel like I'm still lacking a solid understanding of things like the financials needed for a successful investment, specific cash flows to target, what to upgrade and how much to spend for a flip, and even just guidance on how to start out/professionals you need to develop a relationship with, etc.
So I guess I'm looking for something that is beyond the "Real Estate for Dummies" category but not so advanced that it expects you have already been investing. I'm also looking more at investing by flipping and/or renting out property as opposed to wholesaling or cold-calling people to sell their homes (I'm not a great salesperson or developer of professional networks). And if there are resources with specific suggestions like "Replace all worn fixtures with Type Y or Brand X" all the better. Thanks for the help.
