Rookie Investor in Real estate

Hi Everyone,

I'm new to investing in Real estate. I live in Canada, just refinanced my home on a HELOC and have a little over 300K in credit. My brother in law and I are planning on purchasing our first rental property. We're not sure what market place to invest in or what kind of investment we are looking to get into (Multi-family, airbnb) but we are considering investing in Multi family.

I'm thinking of investing in Calgary, Alberta but have no idea if the market there is too competitive to get into. I live in Ontario and most markets here are way too competitive and prices continue to rise by the week. At this point I'm not sure where or what to invest in. 

Has anyone here used a HELOC to secure a multi family property and if so what should I look out for? Also, how did you make your decision on what properties were investment worthy and what weren't.

Any resources, tips, advice, etc would be much appreciated!
