Cash out refi, rent, or sell?

I’m currently in a position, based on our market area, with our primary house where we have a good amount of equity in the house (225k).  I’m looking to invest to start building my rental portfolio. I can rent our current house and have about $300 cash flow per month. Doing a cash out refi would give us some purchasing power but would effect cash flow from rental.  Or would selling be a better overall strategy? I like the idea of keeping our primary as our first rental and building on that. We would be living with a family member as we transition in either scenarios so would also have an opportunity to save a lot.  Any suggestions and advice would be appreciated. Thanks!
