What to do with 100k

I’ve been saving to invest. I now have 100k not sure what to do, buy outright in cash, pay a deposit on a big place, a small deposit on multiple places, save up some more and go bigger? Buy a motel and convert. I have no idea what will be best. Cashflow is priority. Please help.
