Brand new to realistate and saying hi and questions

Hello everyone.  A new or fairly new investor that's getting in the game.  A few questions.  I do not qualify for a conventional franchise, fha, or loans that require 2 years of employment.  I'm shy 4.5 months for my 2 years of employment that's commission based.  Trying to refinance a home mortgage, or come up with 20k for a down-payment.  Does anyone have any suggestions on to where to go from here.  Or have to wait 4.5 months.
