Want to do Subject 2 but new to it.

Hey All! Been watching/listening to BeardyBrandon (fantastic teacher) and others on BP but have some questions about subject 2. Why subject 2? It seems like it fits in with what I'm trying to do. I live in an expensive apartment and want to take over someone's mortgage that is struggling. This is where I would reside before investing in more properties. I already signed for Propstream to take a look.

1. I live near Tampa (moved here 2 months pre-pandemic) and houses are expensive. What are my chances of getting a subject 2 here? Also, I still see some homes go into preforeclosure/foreclosure with the market being hot.?

2. What type of lawyer should I hire to deal with the paperwork if I find someone willing to let me take over their mortgage? Do I need to provide the paperwork?

3. My income is limited. Should I start looking in other markets? I'd hate to leave here because my kids and I love it. 

4. Any advice is appreciated.
