Very few investments in the United States do you get to expense 100%,

but do you know what one asset you do?

Real Estate!

For most, it starts off with buying a small place…

It could be buying a duplex, renting one side, living on the other side (i.e. House Hacking!).

You make a bit of money, get a tax deduction from cost segregation, repeat.

Over time, you build up enough cash to get an apartment complex.

And you get more tax credits,

which gives you access to more capital to buy even more real estate,

to then get more tax credits.

The process then repeats itself.
