Bathroom Renovation Advice

Hi everyone, I'm new to real estate investing and need some help. I recently bought a 1b1b condo in the Tyson's Corner area in Northern Virginia. Does anybody have any recommendations on how I should renovate my bathroom? It's a pretty average bathroom with a bathtub and no natural lighting. I don't know how to estimate the impact a renovation would have on cash flow/property value nor which style to renovate my bathroom with, if any. I read that bathroom renovations typically generate around 50-70% ROI. For some additional context, other 1b1bs here tend to rent for around $1500-$1700 but are not too renovated. I am curious if a modern renovation would be worthwhile but I don't know how to pick out the proper tiling/flooring, etc. Since my bathroom doesn't have any natural lighting, I imagine a modern style with light colors could add value but I'm not certain. Any advise would be helpful, thank you!


I added a photo of my bathroom below and photos of another bathroom for a condo in the same neighborhood that was already rented out which had a style I thought looked good. I’m not certain if that style could work/would be profitable with my bathroom.
