New Investor Looking For Affordable Market

Currently live in Denver, CO where real estate is high and difficult to enter with little money down. Looking for advice on markets outside of Colorado that have good upside and little money down. I want to jump in as soon as possible but want a more affordable market than Denver. Any feedback?

You are just opening yourself up to area pitches with a wide post like this. What other areas of the country do you have a competitive advantage so it's not a blind look? Where else have you lived? Where do your closest family and friends live? That's a good list to start with and then see if any of those advantage areas are hot.
