Down payment on a rental property

Hello! We are looking at a two unit rental. Our lender is saying that for investment property we have to put 30% as down payment. Is it better to put a higher down payment and have more cash flow or save on downpayment and get another property? Thanks.

+1 What @Caleb Brown said. Once that equity (downpayment) is in that property, it's harder to take out during an emergency. If you can still cashflow with 20-25%, I would recommend doing that.
