Quit Claim Deed - should I be worried?

I'm looking at a property that is being sold via quit claim deed.  Any advice/warnings about this type of title?  Description provided below:

DON'T MISS OUT ON THIS INVESTMENT PROPERTY!!! THIS HOME OFFERS 2 BEDROOMS, 1 BATHROOM PLUS A FAMILY ROOM AND DEN. IT IS CURRENTLY TENANT OCCUPIED. ONLY CASH OFFERS WILL BE CONSIDERED BY THE SELLER AND THE TITLE WILL BE CONVEYED VIA QUIT CLAIM DEED.
