Newbie here with question about how partnering affects my numbers
Hey everyone. I’m a brand new aspiring investor looking to begin my life-changing journey this year.
I’m into LTRs, and the REA I found on this page sent me a duplex with an Coc of 15.30% and a $550/month cash flow. 43.5k is needed for DP and CC, and that’s a bit more than I have right now. So I’d be looking to partner with someone else.
My question is, those numbers work for one investor (I think), but if I bring half of the money to the table, and we split things 50/50, or 75/25 since I’m bringing half of the money and the deal, do I have to re-run the numbers somehow to reflect that?
I'm afraid of thinking that deal works based on just me investing but if I'm splitting things 50/50 or 75/25, then would the deal NOT be a good idea. Would the CoC then only be ~7.8% if I'm splitting it 50/50?
