refi under llc not commercial
I'm having hard times locating a proper answer for this and hoping someone can point me in the right direction or share their experience. We bought a house for cash and put it under LLC name. The idea was that we can start creating a track record for LLC and we can make a larger investment purchase for an actual multi-unit rental property in the near future. We are currently living in it, while fixing it up - so there is no liability issues with tenants. The future plan is to sell the house when we are ready. However, at this point we've done quite a bit of work on it and we would like to do a refi on the house and ideally keep it under LLC name. However, I do not believe we are qualified for a commercial loan, because we live in the house currently. I read that you could switch title to personal name and take out a conventional loan and then switch title back to LLC. Does this really work? I've read that this could trigger a loan due, which I am not interested in, as this house is not cheap. Anyone experienced this? I'd like to start calling banks to try to find the right product for us, but I wanted to see if anyone is aware of the product I am looking for and if anyone has some tips. We are located in IL.
