Wholesaling: Buyers List for

I see a lot of people lately talking about needing buyers or building their buyer's list before trying to get a property under contract. My opinion is you need to get the leads and deals NOW! You can build your buyers list as you go!

For one, you don't need a huge buyer's list, you just need the RIGHT buyers if you are going to wholesale. 

Second, YOU can be your buyer! It is called networking and building relationships. Also, there is something called creative finance. You could buy a property via subject-to the existing financing - BUT DON'T DO THIS ALONE ON UNTIL YOU HAVE DONE SEVERAL WITH SOMEONE WHO HAS THE EXPERIENCE

Ways to build your buyer's list:

Networking  - go to networking events and start building relationships with investors.

Foreclosure auctions

Connecting on social media platforms - but take it further. Meet for lunch, coffee, or on zoom, etc....it is all bout relationships. 

There are others, but these 3 work the best for me
