Where do we start if house hacking is not an option?

So my wife and I  bought a single family home 5 years ago. We never aspired to own rental properties until now. Looking back at it "house hacking" would have been the way to start but it is too late to dwell on that. What are our options to get started in a rental property? Is 20% down our only option?
