Rental Arbitrage to Real Estate Investing

Hello all, 

I am new to this community and looking for some guidance on my journey.  My brother and I own a Short-term leasing company out of Milwaukee, WI that is currently focused in the rental arbitrage business model (rent apartments and short-term lease them through airbnb, vrbo, etc.).  We are doing well and profiting a good amount of money.  Eventually, we would love to move out of the arbitrage business model and into owning our own real estate while maintaining short-term leases within them.  Is there anyone out there that is currently buying real estate with the idea of running short-term leases out of them instead of annual leases?  Do lenders look at data from AirDnA or other websites that show the possible revenue and profit from short-term leasing certain real estate?  Any guidance or help would be greatly appreciated.
