How to get pre approved for a higher loan

Hey investors! A beginners question here: how do I get pre approved for a higher loan from the bank? My debt to income was too high for me to get a heloc from my primary home. I got pre approved for 400-500k from my w2 job. My primary home has a basement apartment that I rent out and I have a 2nd property that I rent out and I think that adds to my income. I was hoping to get pre approved for 700k or higher because of the market nowadays I couldn't get anything lower than 700k that is turnkey but how do I do that with 1 w2 job and 2 mortgages? As some of you can tell, I’m just starting out on my journey and would appreciate any insights! :)
