marketing wholesale in dc

Hello, I am Kwmane, senior at Howard University in Washington, DC. My goal is to become a multimillionaire by 30, which is in about 6 years. I am currently seeking an efficient way to generate leads for wholesales in the DC metro area. I have used creigslist, zillow and other online sources but they are either already under contract or with listing agent. I need some help!!! I have networked with many wholesaler in the DC area that state that direct mail campaigns hardly ever produce result. The question is HOW TO GENERATE THE MOST LEADS.

For large investors that are investing heavily in advertising and buying lots of houses, direct mail is probably the most productive and consistent channel they have. But most people do it completely wrong.

There is a formula for success with direct response marketing:
1) Target the RIGHT PEOPLE,
2) with the RIGHT MESSAGES,
3) CONSISTENTLY (market to your lists for 6 months straight or don't do it all).

We use postcards and letters that have very specific messages for the groups they go to, such as absentee owners. They are very effective.

When you're new in this business, this is the best advice I can give you:

ONLY TAKE ADVICE FROM PEOPLE THAT ARE SUCCESSFUL.

If someone tells you direct mail doesn't work, it's probably because they are not successful at using direct mail.
