Seeking a mentor who can guide on out-of-state investing

Hello, I have been ravenously devouring BP and I am ready to get into investing. I have had so many questions answered by the material in the podcasts, but looking for someone who can help guide or mentor me in my path. The PNW is an expensive market so I have considered investing out of market but admittedly it is a little scary investing in a place you don't know or can't visit often. BP has suggested reaching out to connect with potential mentors, so here I am!

I would love to be able to reciprocate and add value to you, I am not looking for a handout. My background is in cannabis so maybe I can answer some questions you have about that industry.

So please let me me know if I can buy you a coffee or lunch and fire off some questions. I am located in Portland but willing to travel a few hours to connect.

@Luca Hillers Have you narrowed down the markets your interested in? I would suggest once you narrow down your locations find a fellow investor that is also a Realtor to work with in that market. I work in the Dallas/Ft. Worth area and am happy to share my own experiences with my clients. Most of which are first time investors like yourself. I personally share what potential pitfalls you may experience. But more importantly the network of lenders, insurance agents, property managements, and contractors that will help you on your REI journey. I always ask why try reinventing the wheel when it comes to building your team. But that is the first step you need to take once you narrow down your search is building said team. Also, when looking in other markets consider those that have landlord friendly laws. Texas is one of those states. Hope this helps in your REI journey.
