Newbie first buy in Cali

Hello community, 

     Thankyou BP for the awesome content and personable approach. I currently work a w-2 in the IE and want to get in the real estate space for financial freedom. I currently have a home and recently did a cash out refi of 100k to get started. I’m not too confident in OOS, as I want to learn the ropes close to home. I’m in market for a 3-2 in the Victorville, CA area. From what I’m understanding now from a 400k single family home I can profit  near $400-$600. I want to know how others are doing and if this is a good start for a working newbie like me?
