Small profits is that a hard sell to friends.

I wanted to start a business with my friend,but when we got to the business plan had problems figuring out what to go for. I am fine with making small profits with renting and maybe rehab a house for a flip every once in a while. The plan was to purchase 3-5 homes before Thanksgiving and place two as rentals and the third as flip. But he just sees the money people make on TV. and says flip them all and make 60k and go 50 50. Yet I am happy making 18k if all goes well. Am I crazy thinking small ball real estate is safer and just better in the long run?
