Buy for 5%, occupy for a year, rent out, repeat

My husband and I want to purchase an investment property, live in it for the first year so we only have to put 5% down, then buy another property for 5% and move into it and rent out the previous property (husband works remotely so we can move anywhere). Hoping this strategy will help us scale faster by only needing to put down 5% rather than 20%. 

Question: are the benefits of getting in for 5% down outweighed by the larger mortgage payments and cost of mortgage insurance? Has anyone else tried this approach? We would love any feedback. Thanks!
