First Investment - Clovis , CA

Hi All,

I am looking to invest in Clovis CA for my first investment. Property prices for a decent 3 Bed SFH is around 400k-450k. Rental expectation is around 2-2.2k. Might not be cash positive, but I am looking at long term appreciation and slow growth. I am little bit worried about rental prospects and also crazy appreciation of properties in central valley in recent times. Here are a few things I would like to understand better.

1) Is it easier to rent in Clovis CA (James Fumga elementary area)

2) Whats the appreciation that can be expected over next 3-5 years and long term?

3) Around $220-230/sqft for SFH price is ok?

4) Any new projects or developments happening in and around Clovis which might help in logn term prospects of the property?

Any kind of information is welcome. Please let me know.
