Pets fees and deposits when renting

We have a potential tenant who is interested in our place, but has two cats. We have never rented to someone with pets before, and will be getting brand new carpet a few weeks before she would move in. The cats are house trained. What are thoughts and prices on pet deposits, pet fees, and increasing rent for pets?
