Estimating Rehab- Charlotte NC

I am starting to analyze properties for personal and potential wholesale deals. This would be my first rehab, and with inflation and the rise in materials and labor costs, I'm curious to see if there's anyone in the Charlotte area that has a solid formula for estimating rehab costs. I know learning from mistakes can be valuable, but I'm trying to avoid that at all costs. Last thing I want is to blow up a deal because of poor rehab projections. Everything I've read and researched from 2019 and prior seems like it can't be relevant anymore, in terms of determining pricing for rehabs. Would appreciate any input or advice.
