Leads & Communicating with them

Hello investor community!! 

I am a flipper in Oklahoma and have gotten most of my leads from other investors. I am looking to track leads myself and reach out to them individually and cut out the middle man. 

I'm looking for advice on the best way to get in contact with owners and how my conversations should go with them and how I should start. I've never been very good at cold calling but I know part of this business is generating leads which is cold calling. I've done letters and other things in the past and had no luck, so looking to get their phone numbers and reach out to them via phone call or text. 

If you have advice on how to make letters or emails appetizing I'm all ears as well. I'm looking to grow my business in 2022 and this is an area I'm weak at and looking to get stronger in this next year.
