Needing help with FIRST negotiation! TIA!

I'm talking with a friend who owns two mobiles homes on rented lots. She also owns property with a double wide mobile home. She knows my personal situation rather well. She is going to show me some properties this weekend. I'm excited AND NERVOUS. I will potentially be purchasing:

1. Two mobile homes on rented lots. Lot rent $200 per mobile home. Cash flow is $450 and $250 currently per mobile home. I do not think she has allocated money for maintenance. SHE is the management.

and

2. One double wide on property she owns. Cash Flow $650 but probably worth $800 or more in the market.

 I need to TALK with someone regarding the issues. TIA!
