Deal Structuring for dummies

I have just begun my head first dive into investing and found a pretty great deal in NC. I used my contacts to find an investor who is now interested in funding the venture. My question is how do I structure the deal? I have had a lot of trouble finding break downs of this process and am needing a bit of a hand holding explanation of this.
