First timer trying to but first investment property

I am trying to buy my first investment property. I am looking into duplex or a single family home. As I am getting older, I would like to build cash flow and wealth for my retirement and to help support my family. I am looking for advice on how to get my first loan. My credit isn’t great and not bad either. Fir my first property should I set up sn Llc or just in my name. Also could I eventually transfer it to an Llc. Not sure the requirements banks have on loans to income properties. Any comments would greatly help and thank you in advance.
