Rental Arbitrage with Airbnb

I was wondering if anyone has done rental arbitrage with airbnb. If so, what are some places that you've found success in. I'm worried if I do it I wouldn't get the property booked enough and end up losing money. Also when talking to the landlord of these properties, what are some ways to get them to agree because it just doesn't seem legal. Thanks you.
